A sale and purchase closing runs a fixed sequence of deliverables against a standard form of agreement, and each one is chased over email by a broker, a lawyer and a finance desk who each keep their own version of the list. On closing day the deposit sits with the escrow agent while somebody establishes whether the deletion certificate was actually issued or only promised. If you finance or lease vessels, that is a desk in your own business.
What the work is
An agent keeps the closing checklist as the single order of business, records each deliverable against the clause that requires it and the party who owes it, marks a document received only when the document itself is in the file, and shows what still blocks completion. It never marks an item complete on an email saying it is coming. What it does not do
Whether to complete against an undertaking rather than the document itself, because accepting an undertaking at closing is a risk taken on behalf of the buyer or the lender. That is not a limitation of the software. It is the line the reference design draws on purpose, and a vendor who offers to move it is selling you something else.
What changes

Take memorandum of agreement, deletion certificate, protocol of delivery and acceptance into the demonstration and use them without explaining them. A vendor whose agent handles this work already knows those words; one who asks what they mean is showing you a system built for a different trade.
